Abstract

 One of the most important issues in today's urbanization is the dispersal phenomenon that has occurred due to the lack of proper planning. This phenomenon has adverse effects on the quality of cities and urban life, especially it has been followed by social and economic problems. The world is becoming increasingly urbanized. Ratio of urbanization in our country since 1976 is reserved, and from about 30 percent in the year 1976 has reached to about 70 percent in 2006. Iran cities like many of the third world's cities have been through significant changes, including rapid increase in population and urban development in most cities of the country is due to the improper and unscientific plan in utilization of the city lands. ISFAHAN as well as many other cities of the country has not been away of these developments and its population in recent 30 years had increased three times and this increasing population growth, has resulted in the uncontrolled expansion of city, in a way that the city with the physical development of more than 6 time in the past three decades, has problems such as increase in the price of land and housing, the lack of infrastructural facilities and destruction of agricultural land around the city. This article studies the form and figure of ISFAHAN, factors affecting it and solutions to eliminate them and moderate them. The method used in this research is descriptive-analytical and in order to analyze the data Gary and Moran's model will be used. The results show that ISFAHAN has a focused model but its focused model is not a complete single-polar and some transmittal can be seen in that mainly and as it goes the center of the city the amount of compression will decrease. Among the approaches to prevent the irregular distribution of the city, one can point to development within the context of city, strategy to provide vertical development and ultimately providing facilities in the countryside to prevent the immigration of villagers to urban areas. Generally, achieving such development requires conscious policy of sustainable development of cities and physical policy of sustainable development. With regard to the most efficient proposal to eliminate the phenomenon of irregular dispersion, the authors point to the use of integration of mixed land, public transportation and compact development and emphasis on internal investment in infrastructure in areas where infrastructures previously had existed, and also the tall building in urban planning and organizing center of the city with the aim of preventing and reducing tissues and values, along with providing adequate access and safety needs of population growth and the activity considered.
