Abstract

The Rent is accsess to exclusive, surplus wealth and non-productive profit, effortless earnings and outside of productive economic activities along with exploiting political or economic influence. In countries with a Rentier economy, the generation of space is within the framework of manipulative management, rents and economics derived from it, also space destruction is seen due to the pressure of the real bourgeoisie, the physical gutting, the reinter spaces, profit– based, anti-canvas, misanthropes, dual and demolition. On one hand, power relations and Embededness political economy/fa?page=1&sort=1&ftyp=all&fgrp=all&fyrs=all" target="_blank">DisEmbededness political economy have formed space, on the other hand, urban planners have been a tool for power and the classes of upstart have produced and reproduced space for own profit. Based on rentier economics on the spatial organization of Tehran such as sales density, housing capitalism, land rents, alteration of land use and so on, the aim of this research is to investigate the Rentier economy on spatial organization of Tehran. In this research, the Delphi – like method was used in on interview with elites and experts and Dematel model has been used to measure the extent of impact and influence of sub-criteria. Filed survey and library studies have been used for collecting data. The results showed that among economic criteria, increase in the income due to sales density with the highest weight and direct effect is at the first place with12. 55 score, also among social criteria components of social ghetto (7. 19) is in the first place. Political economy of rent component with 7. 43 score among the political– managerial criteria, and the component of increasing construction activities and proprietary investments with 10. 78 score among the physical criteria are in the first place. Finally, among the environmental criteria, the component of destruction of green land– use and gardens with 7. 194 score is in the first place.
