Abstract

Rising housing prices have become one of the critical problems in the metropolis of Tehran over the last decade. Therefore, it is necessary to study the changes in prices and the status of the indicators of this sector in order to analyze and select the solutions to this problem. The purpose of this study is to investigate the changes in housing indicators in the metropolis of Tehran during the period 2009 to 2019 Documentary methods was used for data collection. The research approach is descriptive-analytical and the indicators used have been extracted and analyzed from official national statistics over a decade (2009-2019). Descriptive and inferential statistics methods were used to perform the analyzes. Calculation of Pearson correlation coefficient showed that there is a correlation between housing sector indicators and general inflation rate, in which there was a high correlation between price per square meter of land and inflation. The findings of this study show that the sharp rise in prices began in 2013 and peaked in 2019. As a result, numerous reasons, including international sanctions, the lack of appropriate policies, have exacerbated the housing problem.
