Abstract

 Introduction: The growth of population and the development of cities, their transformation into metropolises and the issue of immigration, cause the increase in population and many transportation problems. Therefore, the transportation-based development approach was proposed as one of the most evolved development perspectives. Tehran, as the capital of Iran, is always struggling with transportation problems. Districts 11 and 12 of Tehran city are of interest due to the centrality and existence of important commercial centers,However, it is always facing many problems caused by the increase in the traffic of private cars, and to reduce its consequences, it has started the subway and high-speed buses. Research aim: The purpose of this research is to investigate the status and effects of Transportation-oriented development in districts 11 and 12 of Tehran. Methodology: Descriptive-analytical research method is part of quantitative research that used field method and questionnaire tool to collect data. The statistical population of the research is made up of citizens and subway and bus users, and 100 people were randomly questioned. The validity of the questionnaire was confirmed through comprehensive elites and its reliability was also confirmed with Cronbach's coefficient of 0. 80. Analyzes were also done in SPSS software. Studied Areas: The geographical scope of this research is districts 11 and 12 of Tehran. Results: The findings of the research showed that the three variables of the uses around the stations, the access and communication network, as well as the spatial quality of the stations were at the level of less than 0. 05 and the average equal to 2. 53 also confirms that the status of the stations in the 11 regions and 12, is inappropriate. The result of the independent sample t-test at a level less than 0. 05 confirms that region 12 is in a better condition than region 11. Also, the result shows that the physical, economic, social and environmental effects of transportation and operation of stations in regions 11 and 12 are significant at a level less than 0. 05 and the direction of the effects is also evaluated as positive and moderate. The average difference of 0. 050 confirms that region 11 has accepted more physical, economic, social and environmental impacts than region 12. The regression model also showed that at a level less than 0. 05, the most influential factor in Transportation-oriented development was related to the spatial quality variable of the stations with a coefficient of 0. 327. Conclusion: In general, the results of this research show that TOD Transportation-oriented development has many positive and negative effects on indicators such as land price from an economic point of view, mix of uses, access and density from a physical point of view, security and accessibility from a social point of view and Environmental noise and air pollution in the area around the study stations.
