Abstract

 The rapid growth of urbanization and urbanization has caused many problems; one of the major problems is the inadequate urban texture. These textures are areas of urban spaces that, in comparison with other areas of the city, have lagged behind the development and evolutionary cycle of life and have become the focus of urban problems and failures. In recent years, the urban regeneration approach has been introduced as a late approach in the field of restoration to solve the problems of inefficient urban contexts. Sustainable urban development must consider in order achieving regeneration. Therefore, the sustainable urban regeneration approach, taking into account all social, economic, physical and environmental aspects, has a comprehensive, integrated and sustainable perspective on improving the physical, social and environmental status of inefficient tissues. The present study was conducted by identifying the factors affecting the inefficiency of urban tissues and evaluating the degree of stability and instability in the dysfunctional texture of Yazd city using a qualitative-quantitative sequential combination research method. In the first part (qualitative research) the research data is identified through studying the theoretical foundations and literature of the research, the criteria and indicators affecting sustainable Regeneration based on the selected research approach, and in the second part (quantitative research) through survey method, 385 questionnaires between Inhabitants of Inefficient Tissues were completed and analyzed by SPSS software.
