Abstract

Spatial econometrics can remove the defects of traditional econometrics in studying housing market condition. This article uses a Spatial Autoregressive Model (SAR) and panel data of important provinces of Iran during 1991 to 2010 to study house price changes. The results indicate that spatial spillover is strong and important because for a selected area, a 10 percent increase of house price would lead to 6 percent increase in house price in all other areas.However, results indicate that user cost has had negative and significant effects and on the other hand bank loans, land prices and construction costs have had positive and significant effects on real house prices. But, we could not find a confident evidence of effects of household expenditures (as a proxy of income and wealth effects) on house prices.
