Abstract

The correct analysis of the housing market and a true understanding of the factors affecting housing, especially for its price and the effectiveness of each of them can assist planners and the authorities to analyze and forecast the future status of housing and accordingly provide appropriate solutions. This study aimed to investigate the factors affecting housing price in Rasht during the years 2005 to 2014. The method used in the research was descriptive-analytical, and the data were collected using documentary and survey. According to the results of T-test statistical procedures, the factors of the number of completed buildings and socio-economic characteristics had a great effect on the house price. Factors such as land price, inflation, municipal taxes, construction service prices, geographic location, income, having title deeds for residential units, and the extent of residential units were proved to have little impact on housing price and, factor of accessing to services had a moderate effect on housing price. According to the results of Friedman Test, factors affecting housing price in Rasht with high ranks were socioeconomic characteristic factor (9. 77), number of completed buildings (9. 76), and access to urban services (9. 36). Other findings indicated that the districts 1 and 3 of Rasht have had the highest fluctuations in housing prices during the years 2005 to 2014.
